The short answer
Athens is the capital, with the international schools, the airport, the jobs and the widest choice. Patras is smaller, calmer and cheaper, about two hours forty minutes away by road. For the Golden Visa, location changes the threshold for ordinary homes. For converted property it does not: the €250,000 route is open in Athens too, so Patras is a choice of city, not a cheaper way into the programme.

Travel
From Patras, central Athens is about 215 km by motorway and the international airport about 244 km, both under three hours by car. Patras has its own ferry port with sailings to Italy, which Athens does not offer from the same side of the country.
Daily life
Athens offers more of everything: schools teaching in English, culture, jobs, flights. Patras offers a smaller city where errands are short, traffic is lighter and a university keeps the centre lively. Both are lived in all year.
Who tends to choose which
Athens suits
Families who need English-language schooling every day, frequent flyers, and those who want the capital’s range.
Patras suits
Families who want a calmer base, regular but not daily travel, a university city, and a budget that goes further.
